The following services are pretty normal for us, but hit-or-miss for many companies:

PRICE ANALYSIS & RECOMMENDATION

You’ll receive a detailed analysis of what comparable homes are selling for in your area, as well as a price recommendation based on this data and a walk through of your home.

FLEXIBLE COMMISSION/FEE STRUCTURE

The large branded offices have to charge the highest fees. Since I own my own brokerage, I am flexible with our fees and can really save you money even while providing all these great services. Also, after working with many buyers over the years, I have never had one say to me “only show me houses that are listed by ReMax or any other company. Buyers don’t care who is the listing company. They only want to see house that meets their criteria of location, size, style, affordability, etc.

STAGING CONSULTATION

This includes walking through each room providing feedback about how Buyers will react. Many times it’s as simple as moving or eliminating a piece of furniture to open up the space. Most of us need to “de-clutter” our rooms some and of course making sure everything is clean and bright.

PROFESSIONAL HOME PHOTOGRAPHY

We include a real professional photographer using wide angle HDR photos – meaning that your photos will have ideal exposure and lighting – one of the most important parts of a home listing. We strive to capture the emotional responses that move buyers. Depending on your situation, we also use Matterport® 3D virtual tour services (only 8% of agents do). You’ll also receive electronic files of all photos so you can remember your home.

FULLY LISTED ON HEATLAND MLS®

Your home will be listed on the Kansas City MLS (multiple listing service). This is where all Realtors list their properties, and will give your home maximum exposure.

FOR SALE SIGN

A “For Sale” sign will magically appear in your front yard when we list your home. The sign will be text-ready so if someone is looking at your house from their car, they just text us for information.

SHOWING BOOKLET IN YOUR HOME

We’ll design a custom showing booklet for your home. It can include the MLS sale details, seller’s disclosure, unique things you love about the house/location, etc.

24/7 SHOWING SERVICES

Our 24/7 electronic showing service fields all calls from Realtors® and prospective buyers for you. Showing requests will come to you via phone, text, or email (your preference). Our system allows you to approve all showings before they happen, view showing feedback, and schedule blackout dates/times if needed.

ELECTRONIC LOCK BOX FOR SHOWINGS

A lock box allows you to securely provide only a Realtor® access to your home for showings, which is extremely convenient. We will be notified of all showing requests and entry data.

CONTRACT REVIEW & NEGOTIATIONS

The average real estate purchase contract is 16 pages long. All Missouri/Kansas Realtors use the exact same state approved contracts. We’ll read, analyze, and provide advice for you, so you can make an informed decision. We’ll also negotiate all subsequent counter offers to help you get the best sale price and terms possible.

TIMELINE MANAGEMENT

After your home goes into contract, there are a ton of deadlines to keep track of. The home inspections, possible repairs, buyer’s loan appraisal and approval, title company reviews, etc. We’ll manage all of this for you ensuring no deadlines are missed, and providing milestone updates along the way.

ADVERTISED ON ZILLOW, REALTOR.COM, AND MANY MORE

Your listing will be uploaded to hundreds of websites, including Zillow, Trulia, Realtor.com, and Homes.com. We also add your listing to the Kansas City Craigslist community.

ADVERTISED ON ALL BROKERAGE WEBSITES

That’s right, your listings with all the pictures will be on all our competitor’s websites so all 8,500+ agents across the area will see and begin promoting your home to their buyers.

SOCIAL MEDIA

We promote your sale on social media through Facebook and Instagram. We create a unique electronic “flip-booklets” (example: See Flip-Booklet Here) sending out through emails.

OPEN HOUSE

We will conduct an open house only if you want one. Most homes are not sold from this activity and there are security concerns these days. Many agents like open houses because they can pass there business cards out to prospective buyers and snoopy neighbors!


Want A FREE 'CMA' for your home?
Simply put, a Comparative Market Analysis, or CMA, is a report used to determine the fair market value of your home. Based on your local market data, a CMA takes into account recent and pending sales as well as current listings right in your neighborhood. From this information, we can establish an appropriate listing price for your house. 

HOW BUYERS LOOK FOR HOMES

In the “old days”, if you wanted to buy a house, a Buyer had to sit in an agent’s office and flip through a book or use the magazines from the grocery store. Agents held all the information. When I bought a couple houses in the 80’s, I sat in an agent’s car pointing to the houses I liked. That was fun. The large real estate brokerage’s had an advantage back then because most people assumed they had the largest inventory.

THE INTERNET HAS CHANGED EVERYTHING

Today, most Buyers sit at home or work looking through Realtor.com, Zillow or other sites to find homes they want to look at. All the agents are looking through the MLS listings to find a home that meets their Buyers criteria. You see, the MLS sends all the listings to the internet sites so everyone is looking at the same houses!

A National Association of Realtors (NAR) 2017 report shows that 97% of all homes sold are found in 4 ways: 51% buyer internet search, 34% Buyers Agents (home found in the MLS), 8% yard signs, 4% family/friends/neighbors.

HERE’S THE TAKE AWAY: The large expensive brokerages do not have an advantage any more. When smaller companies list a home for sale, it is added to all real estate websites that belong to the MLS.

So find a Kansas City based agent/broker who you are comfortable with, who fairly prices his/her services, who provides you with a complete set of services. And that means services that will get your house sold quickly, for the right price, and that makes your sale experience a great one!
